Development Description
Development consisting of amendments to the development permitted under Reg. Ref.: DZ19A/0863, as extended under Reg. Ref.: DZ19A/0863/E and as amended under Reg. Refs.: DZ24A/0621/WEB and DZ25A/0515/WEB, on lands within the townland of Brennanstown, Dublin 18. The application site is bound by Brennanstown Square to the north, Lehaunstown Lane to the west, Carrickmines Stream (partly) to the south, Cabinteely Stream (partly) and Beech Park to the east. This amendment application relates to Phase 02 and 03 of the permitted development, which is located to the south of the Cherrywood SDZ Planning Scheme’s Druid’s Glen Distributor Road (also known as P* to P3), which is opened as a public road.
This application relates to development in the Cherrywood Strategic Development Zone (SDZ) and is subject to the Cherrywood Strategic Development Zone Planning Scheme 2014 (as amended) and forms part of Development Area 5 (known as Druid’s Glen). The proposed amendments, which relate to the Phases 02 and 03 area of the permitted development, can be described as follows:
- Redesign of Apartment Block C (now referred to as Blocks 4a and 4b) to comprise 73 no. apartments, including 16 no. 1 beds, 50 no. 2 beds, and 7 no. 3 beds, arranged across 2 no. part 3, part 4 storey buildings, over a lower ground / undercroft level, with associated terraces / balconies on the north-west, eastern, and southern elevations. This results in an increase of 18 no. apartments (from 55 no. to 73 no.);
- The proposals include the relocation and increase in the gross floor area of the permitted childcare facility (from 249 sq.m to 307 sq.m) to the lower ground level within Block 4b, with associated play area; and,
- All associated development, including provision of 57 no. car parking spaces (comprising 34 no. at undercroft level and 23 no. at surface level), cycle and bin storage, ESB substation, plant and PV panels at roof level, landscaping, open space including play provision, lighting, drainage and all associated infrastructural and site development works.
The permitted development (under Reg. Ref.: DZ19A/0863, as extended under Reg. Ref.: DZ19A/0863/E and as amended under Reg. Ref.: DZ24A/0621/WEB and DZ25A/0515/WEB), provides for 347 no. residential units and the proposed amendments would result in an increase to 365 no. residential units (i.e. 18 no. additional units in Phase 02 and 03).
