Development Description

Development of site of approx 0.769 ha. Permission is sought for development consisting of the demolition of the existing 1no. 4 bedroom detached dormer dwelling and outbuildings and the construction of 74no. apartment units within 4no. primarily five, part five and a half storey apartment blocks over single basement consisting of 24no. one-bed units; 31no. 2-bed units; 19no. 3-bed units; consisting as follows; Block A - A primarily five, part five and a half storey apartment block over basement, containing 29no. partment units overall, comprising of 9no. 1 bed-units of 51sqm; 16no. 2-bed units ranging from 81sqm to 92sqm; and 4no. 3-bed units ranging from109sqm. The block also contains balconies/ terraces serving each individual unit on the north-west elevation. Block B - A primarily 5, part five and a half storey apartment block over basement, containing 15no. apartment units overall, comprising of 5no. 1-bed units of 51sqm; 5no. 2-bed units of 84sqm and 5no. 3-bed units of 107sqm. The block also contains balconies/ terraces serving each individual unit on the north-west and south-east elevations. Block C - A primarily five, five and a half storey apartment block over basement containing 15no. apartment units overall, comprising of 5no. 1-bed units of 51sqm; 5no. 2-bed units of 84sqm; and 5no. 3-bed units of 107sqm. The block also contains balconies/ terraces serving each individual unit on the north-west and south-east elevations. Block D - A primarily five, part five and a half storey apartment block over basement, containing 15no. apartment units overall, comprising 5no. 1-bed units of 51sqm; 5no. 2-bed units of 84sqm; and 5no. 3-bed units of 107sqm. The block also contains balconies/ terraces serving each individual unit on the south-west and north-east elevations. Vehicular access to the apartment development will be served by a new shared access off the Glenamuck Road that will serve the subject development and the lands to the east. A tempoorary vehicular access to the development will be created off the Glenamuck Road to serve the application site wholly within land owned by the applicant. The existing access point will be closed. A new seperate pedestrian access to the site will be created off the Glenamuck Road to serve the development. The apartment development will be served by 95 car-parking spaces and 100 cycle parking spaces within a single 3,490sqm basement car-park under blocks A, B, C and D. The basement car-park will be accessed off a new ramp via a new internal road layout. Permission is also sought for all site development works including infrastructure to service the development, including; internal roads; drainage; water supply; utilities; landscaping works; fencing and boundary treatment; security hut; road lighting and signage; all on a site of some 0.769Ha.
