The demolition of the existing one no. 4 bedroom detached dormer dwelling and outbuildings and the construction of 21 no. three storey plus attic level 5 bedroom dwelling units (7no. detached and 14 no. semi-detached) as follows: House Type 'A' - 8 no. semi-detached three storey plus attic level 5 bedroom dwelling units (230 sq.m each); House Type 'A1' - 3 no. detached three storey plus attic level 5 bedroom dwelling units (232sq.m each); House Type 'B' - 2 no. detached three storey plus attic level 5 bedroom dwelling units (179sqm each); House Type 'B1' - 2 no. detached three storey plus attic level 5 bedroom dwelling units (229sq.m) each; and House Type 'C' - 6 no. semi-detached three storey plus attic level 5 bedroom dwelling units (197sq.m each). House types A, A1 and B1 contain a small terrace at second floor level on their front elevation. Vehicular and pedestrian access to the development will be served by a new shared access off the Glenamuck Road that will serve the subject development and the lands to the east. A temporary vehicular access to the development will be created off the Glenamuck Road to serve the application site during construction wholly within land owned by the applicant. The existing access point will be closed. The development will be served by 42 no. car parking spaces with 2 no. car parking spaces to serve each dwelling. Permission is also sought for all site development works including infrastructure to service the development, including internal roads; drainage; water supply; utilities; landscaping works; fencing and boundary treatment all on a site of some 0.769 hectares.
