Development Description

Mixed use development of residential, educational, retail and community facilities on a 9.3 Ha site, approximately at Brennanstown/Cabinteely, Co. Dublin. The site is bounded by existing dwellings/properties fronting the Old Bray Road, Cabinteely to the east; Lehaunstown Lane to the west; previously approved development (Reg. Ref. D01A/0710; ABP Ref. PL 06D.130990) to the north; and by a stream known locally as Cabinteely River to the south. The development will consist of the provision of development comprising 59,077 sq.m (gross floor space), approximately, over semi-basement and basement level totalling 18,305 sq.m. The development will consist of 58,118 sq.m of residential accommodation (including the provision of balconies, terraces and roof gardens) organised in 26 no. buildings (referred to as Blocks A - Z) ranging in height from three to eight storeys (comprising 702 no. units consisting of 120 no. 1 bedroom apartments; 156 no. 2 bedroom apartments; 55 no. 3 bedroom apartments; 96 no. 2 bedroom duplex houses; 28 no. 3 bedroom duplex houses; 79 no. 3 bedroom houses; 32 no. 1 bedroom own-door apartments and 136 no. 2 bedroom own-door apartments); a single storey educational facility (604 sq.m); and a two storey building with retail use (152 sq.m) at ground floor level with library / community hall accommodation (138 sq.m including terrace area) at first floor level. The development will also consist of basement level, semi-basement level and surface car parking, cycle parking spaces, ancillary plant, storage, waste management and service areas. A total of 912 no. car parking spaces will be provided on the site comprising semi-basement and basement (717 no. spaces) and surface (195 no. spaces). The development will also consist of: the modifications of 1 no. existing vehicular and pedestrian access point at Lehaunstown Lane; the widening of part of Lehaunstown Lane from this access point to the junction with Brennanstown Road. Access to the site will also be provided via the previously approved development (Reg. Ref. D01A/0710; ABP Ref. PL 06D.130990) at Old Bray Road, Cabinteely; internal roads; the provision of 3 no. ESB substations and associated switchrooms; changes in level; boundary treatments; all hard and soft landscaping including the provision of a linear park with cycle path along the eastern boundary of the site and all other site excavation and site development works above and below ground. An Environmental Impact Statement (EIS) will be submitted to the Planning Authority with this application.
