Development Description

Permission sought for development on lands bounded by existing G Buildings E & G liner Park and attenuation pond and proposed building F . The development which will consist of the construction of a mixed-use development with access off previously approved distributor road (Reg.Ref.D08A/0035) with a gross floor area of 22,533sq.m comprising office accommodation (7,910sq.m, 112no. residential units (12,659sq.m) and 3 no. retail units (925sq.m) arranged in 3 no. buildings as follows: Building F1 is a 5,481sq.m 6 storey residential building accommodating 45no. residential units consisting of 6 no. duplex units with 39no. apartments with associated private balconies at first, second, third, fourth and fifth floor levels (6no. 1 bedroom apartments, 35no. 2 bedroom apartments and 4no. 3 bedroom apartments), an ESB substation at ground floor level all above a single storey basement car park with 23 spaces and storage area (389.61sq.m including 44.55sq.m bin storage)accessed from permitted basement Reg.Ref.D08A/0035. Building F2 is an 8,376sq.m 5 storey residential building with 2no. retail units (438sq.m), storage, ancillary areas and an ESB substation at ground floor, accommodating 67no. residential units consisting of 8no. duplex units with 59no. apartments with associated private balconies at first, second, third and fourth floor areas (13no. 1 bedroom apartments and 54no. 2 bedroom apartments). Building F3 is an 8,676sq.m 5 storey mixed use building accommodating an office entrance lobby and office accommodation (910sq.m) together with a 487 sq.m retail unit at ground floor level with office and ancillary accommodation above (7,000sq.m). Plant space is provided at roof level and an ESB substation and switch room will be located on the ground floor onto the linear park. Permission is also sought for removal of part of previously approved basement. (3) revised internal layout and extension to previously approved basement (Reg.Ref.D08A/0035) resulting in an increase in parking provision over 3 levels of 70no. spaces, giving a total of 607no. car spaces, 282no. cycle spaces will also be provided. Permission is also sought for new vehicular connection to existing ESB substation to rear of Building E, all public spaces and associated planting and landscaping throughout the application site and all associated site and development works.
