Development Description
Construction of a development of residential units and childcare facility on a site comprising c.4.75 ha (bounded by the Tullyvale development to the east, undeveloped lands and Druid Valley Park to the north, proposed distributor Road and future LRT route to the south, and undeveloped lands to the west) The development will consist of c.34,791sqm of gross floor area over a single-level basement totalling c.13,370 sqm. The development will consist of 34,568 sqm of residential accommodation(including the provision of balconies, terraces and roof gardens) organized in 9 no. buildings (referred to as blocks 01-04, 05, 06-21, 22, 23-33, 34, 35, 36-39, 40-41) ranging in height from three to eight storeys(comprising 396 no. residential units consisting of 68 no. one bed, 235 no. two bed, 8 no. three bed apartments, 54 no. two bed duplex dwelling, 11 no. three bed duplex dwellings and 20. no. three bed three-storey dwellings); childcare facility (223 sqm) at ground level of block 01-04. The development will also consist of basement level and surface car parking, cycle parking spaces, ancillary plant, storage, waste management and service areas. A total of 598 car parking spaces will be provided on site comprising 487 no. parking spaces at basement level and 111 no. surface parking spaces. The development will also consist of site excavation and development works above and below ground; all hard and soft landscaping; vehicular and pedestrian access to the development via the existing distributor road serving the Gleann na Ri and Tullyvale developments and access roads to the west and north of the proposed development; an extension of the distribution road along the southern boundary of the proposed development.
